The Rotunda at Roosevelt Historic Lofts

This project involved the adaptive reuse of the original library in a 1920’s all-girls public high school. Repurposed as residential lofts, Roosevelt Historic Apartment Homes is now a unique home to numerous residents of Atlanta’s Grant Park neighborhood. Tasked with providing a large resident gathering space worthy of the building’s impressive Victorian architecture, the voluminous and underused Rotunda was the obvious choice for a new resident club room.

With over 2,000 square feet, fifty feet tall, exposed ceilings, and expansive windows, scale was one of the critical tools our team employed in The Rotunda’s redesign. Generous millwork, molding and trim details were thoughtfully placed to create a variety of intimate spaces that help mediate the room’s significant size. Period specific finishes and materials were purposefully selected to celebrate the original architecture of the space. Our team worked in the field with various trades throughout the design and construction phases to coordinate alternative solutions as needed to provide the updated plumbing, electrical and mechanical components that were required for the added amenities.

Our team’s combined experience in adaptive reuse and historical structures was fundamental in the success of this project as our team was able to efficiently navigate the unforeseen obstacles that often come with renovation of older buildings. The Rotunda now provides a place for residents to gather, host events, and forge community among their neighbors.
